In
construction today, the previous standard Design-Bid-Build approach is
rarely followed. The current focus is to deliver overall best value to
the owner and to make the construction process less adversarial.
As the State Bank began the process of planning the construction of
their new facility, they investigated many of the available construction
options and picked their own hybrid. They determined that selecting the
Architect allowed them to develop the functionality and appearance of
the facility that best met their needs. Once the design was principally
complete, the General Contractor was selected based on quality and
capabilities with a guaranteed maximum price. All major subs were
selected for their quality and design build capabilities, and with firm
pricing.
This process allowed State Bank to design the facility that best met
their needs, with the appearance and quality they desired. It also gave
them the ability to make modifications to their facility during
construction, and to participate in value-engineering to stay within
budget.
To manage this complicated process and provide design review,
Industrial Solutions was chosen to be the Bank's representative on the
overall project. According to State Bank President Doug Cross, "We
are experts at banking, not construction. Having an independent
construction manager allowed us to confirm we were getting accurate
costs and high quality during our project, and most importantly, we were
in our new facility on time and within our budget."
